Sports Flooring Water Damage & Repair at Goelet A.C. Beuf Community Center


Arizona Hardwood Floor Supply is contracted with the City of Phoenix to maintain all their sports and wood flooring for the city, including the Goelet A.C. Beuf Community Center.

When it is time for preventative maintenance coats, repairs, refurbishing, or replacement, they contact the professionals at Arizona Hardwood Floor supply, and we get to work.

The Goelet A.C.Beuf Community Center is a 48,000 square feet community center named in memory of the Phoenix police officer that lost his life in the line of duty in the area.

Located in the North Valley the community center features a full-sized gymnasium with regulation basketball hoops and a fitness center that includes a cardio room and a weight room with a mix of machine and free weights, to name a few.

Hardwood Floor Refurbishing

The Community Center was on schedule to have a standard refurbishing for this year. Refurbishing a Sport floor involves sanding the maple flooring down to bare wood, sealing, applying new court striping, and completing the project with a finish. This process usually is completed about every 12-15 years.

Before starting the project, Jimmy, our commercial general manager, met with representatives from the City of Phoenix. During the visual inspection of the gym floor, he noticed an area that indicated water damage.

What we initially scheduled to be a typical refurbishing project quickly became both a wood floor repair and refurbishment.

The project ended up being a full refurbish of the Maple wood flooring in the Aerobics room, repairing a 50 square foot area on the gym floor along with an entire hardwood floor refurbishing on the remaining gymnasium floor.

Sports Flooring Replacement

As we began to pull up the damaged flooring in the gymnasium, we were greeted with standing water under the flooring system. After removing several more feet of the gym flooring, we found that the water had whickered under the floor out to more than 2/3 of the gym floor, which resulted in a full wood flooring remediation.

We later discovered that the water damage was due to a blocked condensation line from the central HVAC systems.

Once we removed the damaged sports floor wood we tested the RH moisture content within the concrete itself. We performed the testing with a Tramex RH probe, due to the high levels of RH within the concrete we had to suspend the project for thirty days to ensure the concrete was dry.

After the thirty days had passed we again tested the concrete and the RH level was still above the 85% RH level set forth by the MFMA (Maple Flooring Manufacturers Association) for installation.

 With a high RH level, we couldn’t lay the floor without a topical moisture barrier. We ended up applying two coats of epoxy to prevent any moisture vapor transfer upward into the room and the new wood flooring system.

Action® Flooring System

The sports flooring we installed required the installation of an Excel subfloor system. The Action Excel subflooring is an affordable non-anchored subfloor certified to the highest athletic standards. This floor system is resilient and has uniform playability with consistent shock absorption to enhance user safety.

After we installed the subfloor and the 25/32” x 2 ¼” 1st Grade Action Maple hardwood flooring arrived, we laid the flooring out to start the acclimation process before installation. Acclimation is a process that is required for Wood flooring to acclimatize itself to the territory and building for which it is being installed in for a minimum of 7-10 days.

Bona Sports Flooring Finishing System

As we quickly progressed after the unexpected floor replacement from water damage, we completed the installation and moved on to the final finishing phase.

We sanded the floors and added two coats of BONA SuperSport DTS® Sealer. After the sealer was applied, we applied the lining and striping for three basketball courts, two volleyball, and four pickleball courts.

Once the paint for the lining and striping had cured, we buffed, vacuumed, and cleaned the floor; applied two coats of BONA Sport Poly 350 along with some accessories to complete the project.
